Most sellers require proof that you’re financially ready before they’ll even consider your offer. This can be either a mortgage pre-approval letter from a lender, or proof of funds if you’re paying cash. For proof of funds, you can upload the first page of a recent bank statement (with account numbers hidden), or a screenshot of your online banking showing enough money to cover the full purchase price.

Would you like a due diligence period?(Required)
The due diligence period is a negotiated window of time. It is usually a few days to a couple of weeks, after your offer is accepted, where you can fully inspect the home and back out for any reason. It gives you the chance to hire an inspector, review disclosures, and make sure the property is right for you. Having a due diligence period protects your deposit and gives you peace of mind before moving forward.
We recommend keeping this period under 14 days as most residential sellers won’t agree to a longer timeframe unless there are special circumstances.

Special Clauses + Seller Requests
You can ask the seller for things like closing cost help, appliances, or repairs. To keep things simple and protect you as a buyer, ClearContract will always include a 1-year seller-paid home warranty, a seller-paid termite clearance letter and treatment (if one isn’t already in place), and a requirement for the home to be delivered clean and free of clutter. If you don’t want any of these, or if you’d like to add something else (like asking for the refrigerator to stay or for the seller to fix a broken fence), just use the box below to let us know.
