Contract-to-Close Management

We’re not just paper-pushers—we manage your transaction like pros. Once your offer is accepted, we handle the process through closing with oversight, precision, and legal support. Includes:

✅ Due diligence and contingency timeline tracking 

✅ Drafting and management of GAR amendments 

✅ Repair, appraisal, and extension negotiation 

✅ Coordination with lender, attorney, title, and closing partners 

✅ Closing checklist + walk-through guidance

💰 The $1,500 fee is *deducted from the buyer broker commission at closing*. 

⚠️ We also deduct a *0.0012% MLS processing fee* (based on purchase price).

✅ After these deductions, *100% of the remaining buyer-side commission is rebated back to you.*

⚠️ Note: Some lenders may cap or prohibit commission rebates. We’ll apply the full amount we can, but ClearContract is not responsible for any limitations imposed by your lender.

ClearContract is powered by our parent company, MGN Fine Homes, Inc. If you want traditional, full-service representation, we’ll hand off your file to a top-tier buyer’s agent who will represent you start to finish for a standard 3% commission.

And don’t worry any ClearContract fees you’ve already paid (up to $3,000) will be credited back to you at closing.

You pay a flat fee for each service you choose. That’s it. 

Writing and submitting an offer? $750. 

Managing the transaction to closing? $1,500 (paid at closing). 

Lease drafting for a rental? $500.

Of course! You can book a paid phone consultation at any time $250 for up to one hour with an experienced Georgia agent. We’ll help you think through strategy, risks, offer structure, or your overall plan.

Do you really rebate the entire commission?

Yes, with a couple of caveats.

Once your transaction closes, we deduct:

$1,500 flat fee for contract-to-close services, and 

0.0012% of the purchase price as an MLS processing fee.

After those two deductions, we rebate 100% of the remaining buyer-side commission back to you at closing.

⚠️ Important: Some lenders may limit or prohibit commission rebates. If that happens, we’ll rebate as much as we legally can but we’re not liable for any amount your lender prevents us from crediting.
